Management

Management of service contracts and tenders, site manuals, strata budgets, invoicing and ability to provide technical support and advice on building management issues.

Maintenance

Maintain buildings and grounds to the highest standard while forging a close relationship with the Strata Manager and Owners Corporation.

Monitoring

Monitor compliance with the strata by-laws, compliance by owners and occupiers and report any non-compliance issues accordingly.

Management

  • Manage All types of Buildings from Residential, Commercial, Hotels and Industrial.

  • Develop and maintain a close working relationship with the Strata Manager and Owners Corporation

  • Monitor compliance with Site procedures & OH&S, Strata by-laws, Australian Standards & Building Code of Australia, compliance by Owners and occupiers and report any non-compliance issues accordingly

  • Annual Fire Certification and Compliance
  • Review, approval, and submission of all invoices to the Strata Manager for payment
  • Prepare and provide where required annual budgets, Invoice management
  • Provide technical support and advice on building management issues to the Executive Committee, attending meetings when necessary

  • Management of site manuals (fit-out manuals, site procedure manuals, Induction manuals)

  • Tendering and management of service contracts

  • Facility Management Reporting

Maintenance

  • Maintain buildings and grounds to the highest standard

  • Maintain condition reports of equipment and machinery and any other improvements or projects as requested by the owner’s corporation, including general Common Property areas

  • Notification of any repairs, maintenance or replacement required in or around the property

  • Notification of any hazard or danger and, if required, supervise its rectification

  • Ensure that all lighting in the building and common property is operative and efficient

  • Monitor maintenance and arrange for the inspection of all fire equipment and other essential equipment ensuring full compliance at all times

Monitoring

  • Monitoring of Car Parks, Loading Docks including deliveries in and out of sites, including occupant relocations
  • Monitoring for the protection of shared facilities/services and common property

  • Management and monitoring of security, including keys
  • Ensure security devices and keys to common property and lots are kept secure at all times

  • Ensure the common property and adjoining public areas comply with all health and safety requirements at all times, including all fire escapes

  • Daily site inspections to ensure safety, and compliance of contractors

  • 24hr, 365 day emergency contact to ensure your facility is maintained to the highest standard, protecting owners’ assets at all times
